Which tool fits which team?
There is no single best tool; the right one depends on your size, your accounting system and which part of the job is slow.
By role
- General contractor running projects in Procore: Procore Pay.
- General contractor on QuickBooks Online: Aequo Build, or Beam for residential work.
- General contractor on Sage, Viewpoint or CMiC: GCPay or Oracle Textura.
- Owner, developer or lender controlling draws: Built or Oracle Textura.
- Subcontractor or supplier collecting and tracking waivers: Siteline or Levelset.
State waiver forms: what the software claims
Twelve states have statutory lien waiver forms. Several vendors say their templates follow state rules; check which states they actually cover, and in a statutory-form state use the statute’s own form.
- Levelset says it offers lawyer-approved templates for every state. [source: Levelset, lien waiver management]
- Built lists a state statutory lien waiver template library with "select states pre-loaded". [source: Built, lien waiver management]
- Beam describes its waivers as state-compliant. [source: Beam, lien waiver management]
Which states have statutory forms, with each statute: see lien waiver forms by state on this site.

Known limitations of each tool
Every tool here has gaps, Aequo AP included. Each limitation below comes from the vendor’s own pages, or from what those pages leave out.
- Procore Pay: US only, with the GC or owner-builder as payor; subcontractors pay a platform fee by default [source: Procore support, Payments]
- Siteline: A billing tool for subcontractors, not GC payables, and lien rights management is a paid add-on [source: Siteline pricing]
- GCPay: No QuickBooks integration is listed [source: GCPay integrations]
- Oracle Textura: Subcontractors pay a percentage of contract value, and QuickBooks is not named [source: Oracle Store, Textura Payment Management]
- Built: Describes a state statutory template library but also says only select states are pre-loaded, and publishes no price [source: Built, lien waiver management]
- Levelset: A lien-rights tool, not AP: no invoice capture, coding or bill approval is described [source: Levelset home page]
- Beam: Lien waivers start on Scale ($400 to $500 a month), not Core or Plus [source: Beam pricing]
- Aequo Build: QuickBooks Online is the only live accounting integration; Procore and QuickBooks Desktop are in development
What it costs: a worked example for a general contractor paying 20 subcontractors a month on $200,000 subcontracts
Lien waiver tools are priced three ways: a subscription for the GC, a per-payment fee, or a percentage charged to subcontractors. Check who pays, because a fee on subcontractors is still a cost to your project.
| Tool | Monthly cost at this volume |
|---|---|
| Procore Pay | Procore fee not published; subcontractors pay 0.2% of commitment value, capped at $4,000 per commitment, by default ($400 on a $200,000 subcontract) [source: Procore support, What is a Procore Pay agreement?] |
| Siteline | Quote only [source: Siteline pricing] |
| GCPay | Software by quote; $15 per e-payment and waiver exchange, which the GC can pay instead of the subcontractor ($300 for 20 payments) [source: GCPay help, payment exchange waivers and e-payments] |
| Oracle Textura | GC price not published; subcontractors pay 0.22% of contract value ($440 on a $200,000 subcontract) [source: Oracle Store, Textura Payment Management] |
| Built | Not published [source: Built, payments] |
| Levelset | Not published for waiver management [source: Levelset pricing] |
| Beam | $400 a month on Scale billed annually ($500 monthly), the first plan with lien waivers [source: Beam pricing] |
| Aequo Build | $599/month |
When is Aequo Build not the right fit?
In these cases another tool on this page, or your accounting system on its own, is the better choice.
- Your projects run in Procore and you want waivers and payments inside it. Procore Pay is built for that; Aequo Build’s Procore integration is in development.
- You are a subcontractor billing GCs rather than paying subs. Siteline or Levelset fit that side.
- Your accounting system is Sage, Viewpoint, CMiC or QuickBooks Desktop. Aequo Build connects only to QuickBooks Online today.
How we chose and compared these tools
We compared 8 tools for lien waiver management using each vendor’s own public pages, read on 2026-10-30. Aequo AP publishes this page and includes its own product, so every limitation and price is shown the same way for every tool.
- Which tools. The tools that search results and AI assistants name most often for this question, plus the accounting system’s own features where they cover the job. Each has a public product page.
- What we compared. What the vendor says its lien waiver features do: collection, exchange with payment, holds, lower tiers. Who the product is for: general contractors, subcontractors, suppliers, owners or lenders. Whether it names QuickBooks, and which edition. Pricing model and who pays: the GC, the subcontractor or both. One documented limitation per tool, and the cost for 20 subcontractor payments a month.
- Where facts come from. Each competitor fact links to the vendor’s own page ([source]). If a page did not say something, we write “not published” or “not mentioned” rather than guess. Prices are list prices.
- Disclosure. Aequo AP is our product. Its row comes from our pricing page and product, it is not ranked first, and its limitations are listed with everyone else’s. No vendor paid to be included or reviewed this page.
- Updates. We re-check every vendor page at least once a quarter and change the date when the content changes. Spot something out of date? Email support@nexusap.com and we will check it.

Frequently asked questions
What is the best lien waiver management software?
General contractors on Procore often use Procore Pay, while GCPay, Oracle Textura and Built run waiver exchange with payments for larger contractors, owners and lenders; Siteline and Levelset serve subcontractors and suppliers, and Beam serves residential contractors. Aequo Build ties waivers to subcontractor bills in QuickBooks Online and holds payment until the waiver is in.
What does lien waiver software do?
It requests the right waiver (conditional or unconditional, progress or final) for each payment, collects signatures, tracks what is missing by job and vendor, and ideally holds payment until the conditional waiver is in, then collects the unconditional waiver after funds clear.
Who pays for lien waiver software?
It varies. Procore Pay charges subcontractors 0.2% of commitment value by default (capped at $4,000), Oracle Textura charges subcontractors 0.22% of contract value, GCPay charges $15 per e-payment and waiver exchange, which the GC can cover, and Beam and Aequo Build charge the contractor a monthly subscription.
Does lien waiver software work with QuickBooks?
Some does. Beam syncs two ways with QuickBooks Online, Built names QuickBooks Online and Desktop, Procore has a QuickBooks Online connector, and Aequo Build runs alongside QuickBooks Online. GCPay and Oracle Textura do not list QuickBooks.
Is a lien waiver from software legally valid?
Validity depends on state law and the form used, not the software. In states with statutory waiver forms, the waiver generally must follow the statute; elsewhere the wording matters. This is not legal advice; check your state’s statute or a construction attorney.
Hold subcontractor payments until the waiver is in
Aequo Build is construction accounts payable for contractors on QuickBooks Online: invoice capture, job-cost coding, approvals, lien-waiver payment holds and retainage.
